FLETCHER STREET

PROJECTS / RESIDENTIAL / FLETCHER STREET

CLIENT: Progressive Living
LOCATION: Stockport
VALUE: £70 million

Building on our strong relationship with Progressive Living, Novo has delivered RIBA Stage 2 MEP and compliance checks, providing all MEP inputs for the planning submission.

We’re now advancing the design into RIBA Stages 3 & 4 with the wider team to bring a high-performance, low-energy neighbourhood to the heart of Stockport.

Situated on a 0.4-hectare brownfield site, Fletcher Street will transform a vacant office building and adjacent car park into a sustainable new community of 245 homes, supporting the town centre’s regeneration and improving local connectivity.

Masterplan & Mix
  • 245 homes: 12 townhouses and 233 apartments

  • A range of 1, 2 and 3-bedroom homes for diverse lifestyles

  • 10% M4(3) wheelchair user dwellings; inclusive public realm and access

  • Buildings arranged as two interconnected blocks (approx. 7–20 storeys) linked by a double-height atrium

  • Resident amenities include communal roof terraces, shared rooftop allotment, communal laundrette, and a ground-floor flexible neighbourhood event space

Site & Context
  • Two distinct land parcels with a ~6m level change and significant retaining wall

  • Mixed surrounding scale (1–12 storeys) and evolving local context

  • Design evolution through stakeholder liaison, public consultation and iterative planning to achieve a robust, context-responsive solution

Novo’s Role

Novo is appointed to drive compliant, coordinated building services from planning through technical design.

Scope of Services

  • RIBA Stage 2 MEP: Concept strategy, compliance checks and planning submission inputs

  • RIBA Stages 3–4 MEP: Detailed design, coordination, plant & riser strategy, utilities planning and technical assurance

  • Sustainability input aligned to Passivhaus Low Energy Standard principles (fabric-first, efficient systems, airtightness and MVHR strategy coordination)

  • Design support for planning conditions and interface management across architecture, structure and acoustics

Sustainability & Performance

Fletcher Street is conceived as a low-energy, low-carbon development:

  • Orientation and envelope strategy to maximise passive gains and daylight

  • Natural ventilation principles with high-performance fabric and airtightness

  • Solar PV on suitable roof areas to offset landlord and/or apartment loads

  • Enhanced landscaping and accessible public realm to support wellbeing and biodiversity

Together, these measures support the Passivhaus Low Energy Standard, improving resident comfort while reducing operational energy and lifecycle costs.
