Building on our strong relationship with Progressive Living, Novo has delivered RIBA Stage 2 MEP and compliance checks, providing all MEP inputs for the planning submission.
We’re now advancing the design into RIBA Stages 3 & 4 with the wider team to bring a high-performance, low-energy neighbourhood to the heart of Stockport.

Situated on a 0.4-hectare brownfield site, Fletcher Street will transform a vacant office building and adjacent car park into a sustainable new community of 245 homes, supporting the town centre’s regeneration and improving local connectivity.

Novo is appointed to drive compliant, coordinated building services from planning through technical design.
Scope of Services

RIBA Stage 2 MEP: Concept strategy, compliance checks and planning submission inputs

RIBA Stages 3–4 MEP: Detailed design, coordination, plant & riser strategy, utilities planning and technical assurance

Sustainability input aligned to Passivhaus Low Energy Standard principles (fabric-first, efficient systems, airtightness and MVHR strategy coordination)

Design support for planning conditions and interface management across architecture, structure and acoustics

Fletcher Street is conceived as a low-energy, low-carbon development:

Orientation and envelope strategy to maximise passive gains and daylight

Solar PV on suitable roof areas to offset landlord and/or apartment loads
