LEEDS URBAN
VILLAGE

PROJECTS / RESIDENTIAL / LEEDS URBAN VILLAGE

CLIENT: Cole Waterhouse
LOCATION: Leeds
VALUE: £300 million

NOVO is returning to our Yorkshire roots with Leeds Urban Village (LUV), a landmark regeneration that will transform a 3.8-acre brownfield site east of Marsh Lane into a vibrant, mixed-use neighbourhood.

The masterplan will deliver 1,012 new homes across five residential blocks, supported by a new 1.13-acre public park and 18,000+ sq ft of ground-floor commercial and resident amenity space.

Blending modern living with generous green infrastructure and strong connectivity, LUV is set to be a key catalyst in Leeds’ eastward expansion, animating the streetscape with cafés, retail, co-working and lifestyle uses throughout the day and into the evening.

Masterplan & Mix
  • Five residential blocks of varied scale and form to foster community.

  • Tenure blend across Build to Rent, Open Market Sale, and Affordable Mixed-Tenure to support diverse lifestyles.

  • Central green (1.13 acres) as the social heart—prioritising wellbeing, play and everyday nature.

  • Ground-floor activation: 18,000+ sq ft of commercial and amenity uses to bring life to the public realm.

Novo’s Role

Novo is appointed to deliver full Stage 4 MEP design, sustainability input, and overheating analysis for Blocks 3 & 4, carrying technical intent through delivery and into operation.

Scope of Services
  • Detailed MEP (RIBA Stage 4): Coordinated building services design, riser and plant strategy, utilities planning and technical assurance.

  • Sustainability & energy input: Early-stage guidance on fabric/services choices to reduce operational energy and support compliance.

  • Overheating analysis: Dynamic modelling to inform façade, shading and ventilation strategies and de-risk approvals.

  • Amenity & interiors coordination: Services integration across resident amenities and ground-floor activation zones.

  • Design continuity (Stage 5–7 support): Construction queries, commissioning input and close-out support for reliable performance.

Sustainability & Performance

Our approach targets low-carbon, maintainable systems that deliver comfort and resilience. Early modelling underpins right-sized plant, efficient distribution and smart control strategies, supporting energy and overheating compliance while safeguarding long-term operational value.

Track Record in Yorkshire

Leeds Urban Village marks our third collaboration in the region following the successful delivery of EDA and Konect 62 commercial units, continuing a consistent, buildable and performance-led approach to MEP design.
