NOVO is returning to our Yorkshire roots with Leeds Urban Village (LUV), a landmark regeneration that will transform a 3.8-acre brownfield site east of Marsh Lane into a vibrant, mixed-use neighbourhood.
The masterplan will deliver 1,012 new homes across five residential blocks, supported by a new 1.13-acre public park and 18,000+ sq ft of ground-floor commercial and resident amenity space.

Blending modern living with generous green infrastructure and strong connectivity, LUV is set to be a key catalyst in Leeds’ eastward expansion, animating the streetscape with cafés, retail, co-working and lifestyle uses throughout the day and into the evening.

Novo’s Role
Novo is appointed to deliver full Stage 4 MEP design, sustainability input, and overheating analysis for Blocks 3 & 4, carrying technical intent through delivery and into operation.

Detailed MEP (RIBA Stage 4): Coordinated building services design, riser and plant strategy, utilities planning and technical assurance.

Sustainability & energy input: Early-stage guidance on fabric/services choices to reduce operational energy and support compliance.

Overheating analysis: Dynamic modelling to inform façade, shading and ventilation strategies and de-risk approvals.

Amenity & interiors coordination: Services integration across resident amenities and ground-floor activation zones.

Design continuity (Stage 5–7 support): Construction queries, commissioning input and close-out support for reliable performance.
