NOVO were appointed to support a landmark 14-storey sustainable Grade A office development in the heart of Manchester. The 370,000 square foot space encapsulates a modern, contemporary office environment from the external terraces to internal winter gardens. A truly unique centrepiece for City Road.

 

Novo’s Role

Initially commissioned to deliver the Energy Strategy in support of planning, NOVO was retained by the client to expand our scope of services. This includes:

• Full Energy Strategy and BRUKL Report

• NABERS 5* energy performance target

• RIBA Stage 3 MEP Design

 

NOVO’s early-stage input ensured that planning energy targets were achieved, while our continued involvement is supporting the successful coordination of complex building services aligned to both environmental aspirations and end-user experience.

Sustainability & Smart Credentials

The development is targeting some of the highest certifications in the commercial sector including BREEAM Outstanding, WELL Enabled, SmartScore and WiredScore. These ambitions reflect the client’s commitment to sustainability and wellness from day one.

 

MEP Design Solutions

To meet the planning and client requirements, NOVO designed a future-proofed MEP strategy including:

• VRF air conditioning systems for energy-efficient cooling and heating

• Ventilation rates in line with BCO 2023 to ensure optimal indoor air quality

• Photo Voltaic Panels integrated into the building fabric

• Air Source Heat Pumps for domestic hot water

• High-efficiency LED lighting systems

 

These solutions align with modern office expectations and lay the foundation for long-term performance and operational efficiency.
