Project Overview
The Rylands Building is one of Manchester’s most iconic landmarks. Now, it is undergoing a transformational restoration; blending historic architecture with state-of-the-art office, retail, and leisure facilities to create a vibrant, future-ready destination in the heart of the city.

NOVO has been appointed to deliver the Stage 4 detailed MEP design, working closely with JBA Architects, Woolgar Hunter (civil & structural engineers), Domis Construction, and Matic.

Our Role
NOVO’s involvement centres on developing coordinated, efficient, and sustainable MEP systems that are seamlessly integrated into the fabric of this listed building, preserving its character while delivering Grade A office standards.

Sustainability & Performance
A major design objective is to minimise embodied carbon, with a target of less than 600 kg COâ‚‚/m²/yr, meeting Manchester City Council’s planning requirements. To support this, NOVO is implementing a Hybrid VRF system—selected for its reduced environmental impact and operational efficiency.
